The environment in which we live has a direct and far reaching effect on our quality of life and, therefore, on our general sense of well being.  That’s why choosing a new home is such a difficult decision.

Introducing Amathusia Village, a prestigious new residential development conceived and designed to meet, and exceed, the requirements of people who recognise and value quality… particularly quality of life.

This exclusive, private estate is situated in one of the most prestigious and sought after parts of Limassol’s coastal resort, within walking distance of all the best five-star hotels and adjacent to the famous ruins of the ancient city kingdom of Amathus.

Designed to suit a diversity of living requirements, the project offers a choice of detached villas, terraced cottages and spacious apartments whose privileged owners will enjoy the privacy, security and other advantages of a self-contained village environment, together with modern convenience of high specification facilities and services.

Traditional Mediterranean architecture is much more than just a pretty façade, Amathusia Homes are not just designed but built to last, which requires the extensive use of natural materials like local stone, solid wood and terrazzo tiles.

As far as convenience and facilities are concerned, everything is provided for in the original plans and that doesn’t mean just the electricity and water supply.  Amathusia is the first such development serviced by the Limassol Amathunda central sewerage system (ÓÁËÁ).  Each home has provisions for heating and cooling systems, as well as lines for telephone, ISDN (Integrated Services Digital Network) telefax and telex.

One of the main advantages of having technology built in as an integral part of the project is that all cables and pipes are concealed underground and there is a proper design for the water tanks and solar heaters to intrude on the charming rural atmosphere or spoil the magnificent view to the sea.

Concealed parking is another significant feature that demonstrates the priority of aesthetics in the superb development.

Furthermore, seclusion is assured by the private access road to the village.  This means added security which will be re-enforced with the installation of a controlled access system.

The residential area is just part of the picture which, when complete, will embrace a charming shopping plaza with a variety of local shops, cafés, restaurants, bars, grill areas and landscaped gardens.  The Amathusia Village site stretching 260.000sq.m. is situated on a gentle gradient just a short stroll from a long sandy beach.  The topography allows it spectacular views of the coastline, exclusive hotels and the nearby yacht marina.

It is bordered to the south by a quiet coastal road and the ruins of the ancient agora - part of the old Kingdom of Amathus – which places Amathusia village in a protected area where strict building controls guarantee the character of the surrounding now and in the future.

Whatever the question …. Amathusia is the answer …
We are looking for a home that suits our lifestyle.  There are so many new developments to choose from.  Why Amathusia?

Developments of this standard are rare not only in Cyprus but anywhere in Europe.  This is a complete departure from the usual concept of a “Holiday Village” and is expected to attract both permanent residents and those in search of a second home.  The location is undoubtedly second to none on the island and the whole concept, from the unique architecture and design to the unparalleled range of facilities and services is certain to exceed the expectations of even the most discerning buyer.

If we decide to call Amathusia Home, one of the main reasons will be because of the incredible view.  What are the guarantees for the future?

The most pressing problem for anyone considering a home where the view is one of the main features, is the prospect of losing that view in the future.  In Amathusia village the future is guaranteed.  Although the village will be completed in a series of phases, there is no danger of anyone losing their view to future buildings because of strict building controls that allow a maximum of two stores and the fact that the whole project is carefully planned in an amphitheatre style arrangement of housing.

Furthermore, the fact that the village is located right next to an important archaeological site means the building laws that exist today will remain in force forever.

We want a home that’s ready to move into.  Will all the necessary facilities and services be provided?

Some of the most common pitfalls when building a new home involve services like access roads, power and water supplies and telecommunications.  It’s a major advantage to have all of this provided for as an integral part of the plans.  Amathusia residents will not only have immediate and sufficient power and mains water supplies, but also the first residents in Limassol connected to the city’s sewerage system.  They will also have guaranteed telecommunications including telephone, ISDN, fax and telex lines.

What are the pros and cons of traditional architecture?

Contemporary architects concede there is much to be learnt from the way things used to be done.  The reason natural materials and traditional building methods are not so common today is because they are expensive.  Natural materials are not just aesthetically pleasing.  Stone, for example, has insulating properties and it also stands the test time, becoming ever more beautiful as it weathers.  The flexibility, texture and graining of natural wood is unparalleled manmade materials;  Byzantine style roof tiles were chosen for this project because they are both attractive and also provide insulation and longevity;  Even public paths and walkways in Amathusia are constructed of stone stabs and cobblestones, and lit by old-fashioned street lamps, in keeping with the traditional village ambience.

Isn’t this just another large holiday village?

Amathusia village has nothing in common with the usual idea of a “Holiday Village” where compact homes are centred around a swimming pool, communal gardens and other public facilities.  Amathusia is similar in lay out to traditional village communities in Cyprus, with the commercial and recreational centres set away from the residential area.  In addition to the general lay out with houses and apartments constructed in small roads, as would occur in any small community, each home, including ground floor apartments, has its own private garden.  Because the access road ins private, noise and pollution from cars will be minimal.  There is also added security and the possibility of installing a restricted access system in the future.

Living out of town sounds like a good idea, but is it practical?

The convenient location of Amathusia village is difficult to beat anywhere on the island.  Limassol town centre is just 15 minutes away.  Paphos and Larnaca airports are about forty minutes drive while the Troodos mountains and the towns of Nicosia and Paphos are less than an hour’s drive.  Although it’s difficult to believe from the secluded atmosphere, the main highway connecting all towns on the island is just around the corner.  Meanwhile, the surrounding area embraces the most prestigious part of Limassol’s famous coastal resort including the picturesque yacht marina and the cream of the island’s five star hotels with their extensive health and sports facilities, first class restaurants, bars, cafeterias, etc.

What guarantees are there that promises made now will be kept in the future?

K+G Complex Ltd has undertaken to appoint a suitably qualified administrative committee with a proven track record, whose sole aim will be to ensure that all facilities and services provided for in the original plans are executed promptly and efficiently and are then maintained to the highest standards.  This includes everything from the planting and maintenance of trees, shrubs and flowers to the construction and management of the shopping centre.  The administrative committee is mandated to ensure not only that all the services and facilities provided for in the original contract are carried out, but that plans are made for even better facilities and improvements to existing installations.

So, is finally Amathusia a wise investment?

Buying a home in Amathusia village is a rock solid investment because the sole owners of K+G Complex Ltd, a large public company with a multi-million pound turnover, who can guarantee to hand over individual title deeds shortly after the completion of the building works and the issue of the relevant certificate of approval.  But it is also a wise investment not only because the unique location of the site lies in a protected area but, also, because the amphitheatre style arrangement of the housing ensures the preservation of its beautiful surroundings.

Cyprus is still a relatively small market, but the island is now certainly destined to be full member of the European Union, a huge market of over 300 million potential buyers who will definitely purchase real estate in Cyprus.  Clearly, now is the time to invest in real estate on the island and there is no better way to secure your place in a bright future, than by making your home in Amathusia Village.
